The Challenge

AMH is one of the country's fastest-growing single-family rental companies. You'll own the lead generation funnel for future residents across paid search, social, and aggregators—directly impacting occupancy and growth.

Your Mission

First 3 Months
1

Audit current demand gen performance across Google, Meta, Zillow, and implement baseline KPI tracking in Power BI or Tableau

Optimize paid search and social bidding strategies to hit acquisition cost targets; test new audience segments

Partner with Leasing to align messaging and improve lead quality scores; establish weekly performance reviews

Document all multi-channel campaign workflows and create testing roadmap for Q2 launches

By 6 Months
1

Increase qualified lead volume by 25-30% while maintaining or reducing cost-per-acquisition (CPA)

Implement marketing automation workflows in your CRM to nurture leads and reduce drop-off in the funnel

Launch 2-3 new platforms or channels (e.g., programmatic display, TikTok) with documented ROI

4

Build and mentor a junior demand gen specialist; establish performance management and reporting cadence

Cost Per Acquisition (CPA)

Track what you pay per qualified lead across all channels; your north star for budget efficiency.

Lead Volume & Quality Score

Monitor total leads generated and % that convert to site tours or lease applications.

Multi-Channel ROAS

Return on ad spend by platform (Google, Meta, Zillow) to guide budget allocation.

Funnel Drop-Off Rate

Where prospects fall out between landing page, lead form, and leasing contact—identify optimization gaps.

Campaign Conversion Rate

Percentage of clicks that become qualified leads; test creative, messaging, and landing pages to improve.

  • You've run paid search and social campaigns in real estate, hospitality, or B2C and have data to back up your wins
  • You're comfortable diving into aggregator platforms (Zillow, Apartments.com, Redfin) and optimizing bidding strategies daily
  • You think in funnels: you obsess over lead quality, not just volume, and can trace dollars back to lease signings
  • You want a management role where you mentor a team and set strategy, not just execute campaigns
  • You're based in Las Vegas or willing to relocate for an on-site, full-time position

  • You've never managed PPC or social ads at scale or don't have 5+ years of hands-on demand gen experience
